For a complex development consisting of a 250-unit independent living facility, 45-bed nursing home, and two-story commons building, Nitsch Engineering provided civil/site design and permitting services. The project was originally designed and approved during the mid-1980s and then abandoned. We took over the site design, obtained an Order of Conditions from the Conservation Commission, and secured all required approvals within a tight schedule. Nitsch Engineering designed the site utilities, layout, and grading, as well as a 5,000-foot access road, an extensive stormwater management system, and all off-site improvements (i.e., one mile of sewer and water mains). We prepared a Notice of Intent, a Pollution Prevention Plan under the National Pollution Discharge Elimination System, and a Sewer Connection Permit application. With the project now in Phase III, Nitsch Engineering is performing construction observation services.
Windermere Village

Nitsch Engineering provided civil/site engineering and land surveying services for a 100,000-square-foot assisted-living facility located on a 60-acre parcel. The project included off-site work to mitigate sewer infiltration and inflow within the city, and modifications to a nearby roadway intersection. For this new, $10 million building, Nitsch Engineering designed the site layout, grading, and utilities; prepared an ALTA survey; prepared a Notice of Intent and presented findings to the Conservation Commission; secured a Special Permit from the Zoning Board of Appeals and a Sewer Extension Permit from the Department of Environmental Protection; and provided construction observation services.
In response to an overall need for senior living, Nitsch Engineering provided civil/site engineering and land surveying services for design of a new 66-unit assisted-living facility. We prepared topographic and property line surveys, an ALTA survey, and a subdivision plan; provided traffic engineering and environmental permitting services; designed water distribution, storm drainage, sanitary sewers, layout, and grading; and performed construction observation services. Nitsch Engineering's participation received recognition in the first annual New England Women in Real Estate Networking Award. We performed the site design and permitting services for an expansion to house an Alzheimers care Unit.
