Planning

Nitsch Engineering offers planning services to developers, government agencies, and municipalities. We work with our clients to prepare feasibility studies and masterplan documents that evaluate alternatives with the goal of providing the "best use" plan for the site and enviromentally sound solutions. We identify potential impacts, obtain project approvals, manage the public participation process, complete the appropriate documentation, and follow through with the permitting process. We also work with municipalities to create and enforce land use planning regulations.

Best Use Planning Studies
These studies evaluate sites to recommend alternative plans, determine the best use development for the client and/or community, and the estimated cost and development schedule. Nitsch Engineering has performed best use planning studies for developers, for state agencies dealing with eminent domain takings, and for the Attorney General's Office to support litigation defense. Our expertise in planning and subdivision development enables Nitsch Engineering to establish the costs of a development and determine the economic feasibility of potential projects for our clients.

Drainage Master Planning
Drainage Master Plans create the foundation and the overall concept for the long-term drainage solutions for a site, a campus, or a community. Nitsch Engineering creates and develops drainage Master Plans, particularly for universities and local communities. We work closely with our clients to develop plans that integrate the desired program together with stormwater "Best Management Practices" for environmental protection.

Land Use Planning And Land Use Regulations
Land use plans guide decisions about private development and public projects. Nitsch Engineering works with clients and municipalities to develop land use plans and guide them through zoning and other development regulations. We are involved in important issues related to creating these plans, including environmental and conservation issues, land use regulations, recreation options, and land resource management. In several local communities, we act as the review agent for Planning Boards and/or Conservation Commissions, creating the regulations developing design standards, and performing site plan and subdivision reviews.

Public Participation
Community involvement is an essential element of many of Nitsch Engineering's projects. Obtaining public support is often required for project implementation but even more importantly, it can enhance the quality and credibility of the project. Nitsch Engineering participates in community meetings and facilitates educational programs for the benefit of the general public and the project.

Permitting
Nitsch Engineering understands both the technical and scheduling challenges of the site permit approval process. We incorporate this knowledge into our feasibility studies and our planning projects. We inform our clients early on in the process about permitting obstacles that may impact the planned development of their project.
